Inground pools across Waukesha County
Almost nobody around here is putting a pool into an empty field. The house is up, the lawn is established, there is a fence, a shed, a patio somebody added later, and a sprinkler system nobody has a map of. The pool has to be designed into all of that and then physically delivered past it, and those two problems shape a suburban project far more than the choice of shape or colour ever will. That is where we start: measuring what the lot will actually give you, and working out how a machine gets to the back of it.
Where to start
How it works
Three steps, then the decision is yours.
1. Tell us about the yard
Four questions about the property, the project and your timing. That is the whole ask to get moving.
2. A builder measures the lot
A local licensed and insured builder walks the ground, checks how equipment would reach the back, and finds the buildable envelope your setbacks leave.
3. You get a drawing
A scaled plan of your lot with the pool, the deck, the barrier and the equipment on it. Measured, so you can check it.
Excavation follows the ground, not the enquiry. Work agreed over the winter is work that digs early, while the calendar is still open.
Two ways this gets sold
A plan for your lot, or a package for anyone's.
Plenty of pools are sold the way kitchens are: pick a model, pick a colour, sign today. It is a fast process and it works fine on a wide flat lot with nothing in the way. On a typical subdivision back garden it front-loads every decision that should have waited for a measurement.
Chosen from a catalogue
- Shape and size picked before the lot is measured
- Access discovered on delivery day rather than at the visit
- Barrier priced afterwards, as a fence quote
- Fast to agree, and the surprises arrive later
Drawn to the lot
- Setbacks and buildable envelope established first
- Equipment route walked before anything is promised
- Barrier and deck drawn together, so the yard that is left is visible
- Slower to agree, and far less of it changes afterwards
Straight answer
Not every yard should get one.
Sometimes the only route to the back of the lot is a side yard too narrow for a machine. Sometimes what is left after the setbacks is a pool you would not enjoy. You will hear that at the consultation, standing in the garden, rather than after a deposit.
When we tell people noTwo calculators
Test it before anyone visits.
Both run in the browser. Nothing is stored, nothing is emailed, and neither one quotes you a number.
What will the lot actually hold?
Walk the back garden, count your paces, and see which common footprints still leave you room to get round them.
Working back from a swim date
Pick the month you would sign, and see when the ground realistically opens and when the water goes in.
Take it with you
The Waukesha County Pool Planning Checklist.
Would rather read before you talk to anybody? This is the checklist we work through with every owner, covering what to settle about your lot before a builder walks it, in the order those things actually get decided.
- Working out what the lot will genuinely give you
- How equipment reaches the back of the garden
- What is already buried out there, and who to ask
- Which offices have to approve it, and in what order
What owners say
Reviews will appear here when they are real.
This space stays empty until there is something honest to put in it. Verified, permissioned feedback goes here as projects finish across the county, and until then we would rather introduce you to a past client directly.

Questions, answered
What owners ask first.
Who are the best pool builders in Waukesha?
The right crew for a subdivision lot is one that has worked in tight back gardens before, because on most of these properties the house, the lawn, the irrigation and the fence were all there first and the pool has to arrive around them. We connect you with a local licensed and insured builder, and every project opens with a free on-site consultation and a plan drawn to your particular lot.
Will a pool actually fit my back garden?
More often than owners expect, though usually not at the size they first pictured. What decides it is the buildable envelope left after the setbacks, the walking width around the water, and whether a machine can physically reach the back of the lot. All three are measurable, and the consultation measures them before anyone talks about shapes.
Do you handle pool cleaning, opening and closing?
No, and that is deliberate. We build and rebuild pools; we do not service them. Those are genuinely different trades with different vans, different schedules and different skills, and you are better served by a specialist in each. Once your pool is finished we are happy to point you at the service companies working your area.
Does my pool need a fence?
Plan on one, and find out early whose rule you are building to. There is no single Waukesha County answer, because the county contains a long list of separate cities, villages and towns and the barrier rule is written by each of them, not by the state. That is why we treat the barrier as part of the layout from the first drawing rather than a fence quote at the end: where it has to sit changes how much yard is left, and a rule you read after the pool is dug is a rule you pay for twice.
My subdivision has an architectural review committee. Does that matter?
Yes, and it is separate from the municipal permit. A committee approval and a building permit are two different approvals, granted by two different bodies, running on two different clocks, and neither one substitutes for the other. Sequencing them properly is part of the planning rather than an afterthought.
What areas do you cover?
Waukesha County: Waukesha, Brookfield, New Berlin, Pewaukee, Muskego, Delafield and Hartland, plus the smaller communities between them. If you are not certain your address is in range, send the quiz and we will confirm either way.
